Why call us

What a visit here covers

Valencia began as a drawing, not a crossroads. In 1965 Gruen Associates planned a 5,000-acre slice of the roughly 44,000-acre Newhall Ranch around paseos, walking paths kept apart from car traffic, and Newhall Land finished the first homes in 1967. A planned town tends to come with association rules, so before a new door goes on a townhouse we ask what your HOA allows for style and color. California's Civil Code 4765 requires a written decision with reasons from an association that reviews exterior changes. On the repair side the routine is the same on every street: we balance the door first, then go through springs, cables, rollers, seals and the opener's reversal before we leave.

  • Balance tested at mid-travel
  • Springs sized to the door
  • Reversal tried on a 2-inch block
  • Photo eyes squared and retested
  • Written price before any work
  • HOA style questions asked up front

Fire map

Does a fire zone change a replacement door?

Only for new exterior work inside a mapped zone, and parts of the community are mapped Very High fire hazard by the County. CAL FIRE places the start of the December 2017 Rye Fire along Rye Canyon Loop in west Valencia; it grew to 6,049 acres. Even so, the perimeter record shows less burned ground here than anywhere else in the City. Where the rules apply, a new door may leave no more than a 1/8 inch gap at the bottom, sides and top. We check your address before pricing a new garage door.

Homes here

Yes, both ZIP areas, from the 1970s and 1980s streets to the homes finished in the 2010s.
They may not be. A standard spring is commonly rated around 10,000 cycles, which a busy household can use up long before the door wears out. A look at the spring and the door's balance tells us more than the house's age; our garage door spring repair page has the details.
If your association's documents require approval for exterior changes, yes, and the look of a garage door usually counts. California's Civil Code 4765 says the association must answer in writing, give reasons if it says no, and offer a way to ask it to reconsider. Bring us the approved style and color and we will measure to match.
Only if that opener has a battery backup and passes the reversal test. Since July 1, 2019, California has barred hooking a replacement door to an opener without battery backup, and anyone servicing an opener must check that it reverses on a 2-inch obstacle. If yours falls short, see our garage door opener installation page.
No, the fire did not create a rule of its own. The 1/8 inch gap limit comes from California's wildfire building code and covers new work in mapped hazard zones, which take in some streets here but not all.

Doors and rules

This page is about the Valencia community inside the City of Santa Clarita. In 2026 the County's community map added a separate unincorporated area with the same name, west of the City line, so not every address using the name is City land. We take calls from both.
It can. Clopay notes that an uninsulated door lets garage heat reach the rooms beside it, and a foam-filled steel door slows that; our garage door insulation page compares the builds.
We stop the door 3 to 4 feet up to see if it holds, look over springs, cables, rollers and the bottom seal, set the photo eyes 4 to 6 inches off the floor, and run the reversal test.
Check the photo eyes first. The opener tests those sensors on every close, and a lens knocked out of line sends the door back up. If wiping and lining them up does not fix it, see garage door opener repair.
Call before you try to move it, because a door that will not hold its position can drop to the floor on its own.
